Spring is here - time to get busy - it's much easier on the pocketbook to keep your home in good condition than to have costly repairs because you didn't! Don't wait to do these things until you decide to sell! Buyers, these are great things to look for as well!
Here's a few tips to help you get started:
Interior
- Regularly check your furnace filter
- Replace smoke/co detector batteries
- Inspect and repair caulking around bath tubs, showers, sinks, and counter top, including grout around ceramic tiles
- Fix any leaky faucets and unclog any slow running drains
- Inspect all window and patio door wood sills for sun deterioration of finish or water damage
- Check your wood burning fireplace flue with a flashlight to check for soot build-up. Close fireplace damper when not in use. For brick or clay flue a handful of salt tossed on the fire will help de-soot the flute. For heavy soot contact a professional chimney cleaner
- Check and clean microwave vent filters
- Pour water into sump basket to make sure pump is operating. Check discharge pipe outside to make sure water is able to flow away from the house

Exterior
- Check for water penetration and cracks in foundation. Check for back fill settling around the foundation and re-establish positive drainage if needed. Bring in dirt to build up 6 inches around house, declining 1 inch per foot 6 feet from the house.
- Clean gutters and downspout extensions
- Inspect roof for damaged, loose or missing shingles. Check chimney for loose flashing, cracked motar joints or loose chimney cap
- Check air conditioner for debris, clear as needed. Check line from unit to house to make sure insulation wrap is still in good condition. Make sure unit is level, fill under if needed
- Repair any loose boards on deck/porch. Power wash and stain/paint as needed to protect wood
- Clean and lubricate sliding glass doors and window tracks. Lubricate door hinges and locks, oil garage doors as well.
- Check exterior furnace vent - should be located on side of house - clear any debris
